Buying a park home is an exciting move – whether you’re downsizing, relocating, or embracing a fresh way of living. While the process differs slightly from buying a traditional house, it’s refreshingly straightforward once you know what to expect. Here’s a simple timeline to help you navigate each stage with confidence.

1. Initial Enquiry & Budget Planning

Your journey begins by exploring the type of park home and location that best suits your lifestyle and budget. Consider whether you’re looking for a peaceful rural park, a coastal retreat, or a vibrant community closer to amenities.

At this stage, it’s wise to check your finances, including how you’ll fund the purchase – whether through the sale of your current property, savings, or other means. Park homes do not require a mortgage, so having a clear budget from the outset is key.

2. Viewing Homes & Exploring Parks

Next, arrange viewings of available park homes on pre-established residential sites. Take your time to get a feel for the community, the surrounding area, and the park’s facilities. 3. Reservation & Fee Payment

Once you’ve found the perfect park home, if it is a brand-new home through the park owners then you’ll usually pay a reservation fee to secure it. This ensures the property is taken off the market while the necessary paperwork is completed. The reservation process varies slightly by park, but we’ll guide you through it clearly and transparently. If you find a pre-owned home that you fall in love with, deposits are not usually required but you will need to complete anti-money laundering ID checks before a sale is agreed. We will help you through the sales process.

4. Sales Documentation & Written Statement

Instead of the traditional conveyancing process, you’ll receive assignment forms (known as Schedules) as well as a Written Statement, which sets out the terms of your agreement with the park owner. This includes details of the pitch, the information for the home you are purchasing, fees, and your rights as a homeowner. You may wish to appoint a solicitor familiar with park home legislation to review the statement, ensuring everything is in order before proceeding.

5. Completion & Payment

Once the required documentation has been read, signed and complete and both parties are happy, you’ll proceed to completion, as you do not exchange contracts on park home sales. At this stage, you’ll pay for the home and then completion will take place. For pre-owned homes you will pay 90% of the agreed purchase price to the seller and 10% to the park, totaling the agreed purchase price and this is usually done via bank transfer. The process is typically quicker than a bricks-and-mortar house sale, allowing you to move forward with confidence.

6. Moving In & Settling Into Your New Lifestyle

Navigating the park home market can feel a little different from traditional bricks-and-mortar property — but that’s where our expertise comes in. We’ve answered some of the most common questions to help make the process clear, straightforward, and stress-free. Many residential parks offer a genuine sense of community, helping residents avoid feelings of isolation. While personal privacy is always respected, many homeowners find enjoyment in participating in park-organised activities, clubs, committees, and other social events – often initiated by the residents themselves.

Family members living elsewhere also gain reassurance knowing that many parks offer a semi-sheltered environment, frequently overseen by a resident owner or manager who adds an extra layer of security.

The majority of park homeowners are in or near retirement and many parks have rules as they are exclusively for an older community. Many parks have a set of park rules that are not designed to govern the way you live, instead are a set of guidelines that residents adhere to so that the parks are respectable places to live on. Typically, park rules will state a minimum age to reside on the park, specify if pets are allowed on the park and how many or what type of pets is allowed as well the numbers and types of vehicles that can be kept on the park. Please ask the park owners or the selling agent for a copy of the park rules at the earliest opportunity to check that you qualify to live there.

Good question and this is probably the most common questions we are asked. As a resident of a park home you will need to pay the following:

Pitch Fee (sometimes referred to as a Service Charge) to the park owners which is usually on a monthly basis.
Council Tax (Most park homes are Band A but some more modern or larger homes can be Band B.
Utilities (Gas, Water, Sewerage and Electric).

Now how these are paid and how often can be different from park to park. Sometimes water and/or sewerage is included in a pitch fee/service charge and sometimes not. For gas and electric, sometimes the park will supply the feed, and they will bill you directly either monthly or quarterly and other times the park will allow you to find your own supplier. Most of the time the utilities are metered and billed according to your usage but occasionally the park may have one bill which is split evenly between the park residents.

Please Note: If the park owners supply any utilities to residents, then they must bill them at the same rate that they purchase the utility for themselves and are unable to make a profit from their residents.

The protections provided by the Mobile Home Acts only apply to licensed residential parks. They do not extend to holiday parks -even those that operate year-round.

Before committing to a purchase, it’s important to verify the park’s Site License, which is issued by the Local Authority. This will confirm whether the site is designated for residential use or restricted to holiday use only, ensuring you are legally protected.

This is a question that we are often asked. There is no requirement to use a law firm to deal with your transaction, but there are some very good reasons why you should.

It is worth considering whether you would ever look to buy anything of such value without professional assistance or advice. We agree with some views that are expressed on social media that having a solicitor can be a waste of money. Indeed, it can be a pointless exercise if the solicitor has no experience of park homes. Whoever you choose, they need to be expert in this unusual area of law.

This document is a fundamental part of showing that you have the right to keep your park home on the site and is in some ways similar to a tenancy agreement. It is just one part of the agreement between you and the site owner, which should explain where your plot is, how big it is and other information such as what services are included in the pitch fee. Along with the Park Rules, the agreement and written statement govern your relationship with the park owner. A Written Statement is given to residents living on Residential Parks and not those on Holiday Parks.
