3. Reservation & Fee Payment

Once you’ve found the perfect park home, if it is a brand-new home through the park owners then you’ll usually pay a reservation fee to secure it. If you find a pre-owned home that you fall in love with, deposits are not usually required but you will need to complete anti-money laundering ID checks before a sale is agreed. 4. Sales Documentation & Written Statement

Instead of the traditional conveyancing process, you’ll receive assignment forms (known as Schedules) as well as a Written Statement, which sets out the terms of your agreement with the park owner. This includes details of the pitch, the information for the home you are purchasing, fees, and your rights as a homeowner. You may wish to appoint a solicitor familiar with park home legislation to review the statement, ensuring everything is in order before proceeding.

5. Completion & Payment

Once the required documentation has been read, signed and complete and both parties are happy, you’ll proceed to completion, as you do not exchange contracts on park home sales. At this stage, you’ll pay for the home and then completion will take place. For pre-owned homes you will pay 90% of the agreed purchase price to the seller and 10% to the park, totaling the agreed purchase price and this is usually done via bank transfer. The process is typically quicker than a bricks-and-mortar house sale, allowing you to move forward with confidence.
